Traitor's Spring

release date: Jun 03, 2021
Traitor's Spring
Sex. Politics. Swords. A winning combination. But not if you''re the Heir... Deor is doing what she can to learn Winter Court politics, starting with a delightfully sexy affair with Rafe, the king''s recently un-fianced right hand man. Fun and excitement with no strings attached. What could be better? When the king announces a Royal Tournament only a few months away, Deor knows it''s an irrational, stupid, expensive idea, but she can''t help but be a little bit excited, too. She''s sure that Rafe will look good on a horse, sword in hand. Rafe, too, delights in the idea that he might pin Deor''s sleeve to his armor and fight for his lady. Besides, no one knows that they''re having an affair. But the king''s irrationality is spinning out of control as the Winter Court faces military threats from the Summer Court, failing crops, and an increasingly rebellious population. Unwilling or unable to face the truth about his rule, the king lashes out at all around him, especially his heir. Rafe and Deor aren''t the only ones who know the nation is in trouble. The palace itself confides in Deor, begging her to save it, and the kingdom, from her father''s narcissistic reign. Staying quiet won''t help, and speaking up might get her killed. And if the king finds out about the affair, well, Deor might find out what the Tower of London looks like from the inside.

On Purpose: Strategies for Living and Leading
The lines between our work and our personal lives have become increasingly blurred. Between working from home, demands that don''t fit neatly within an eight-hour workday, and growing factors affecting mental and emotional well-being, it''s difficult to compartmentalize your professional identity from your personal life. For leaders, that brings new challenges when it comes to supporting the success of your people. As individuals, it requires greater clarity around what success means to you and how to achieve it. The key to building a future of work where both employees and the bottom line thrives is equipping individuals at all levels to create it. In On Purpose: Strategies for Living and Leading, the 13 authors address challenges faced by leaders, individual contributors and even entrepreneurs that aren''t necessarily new, but whose impact are significantly changing how we live, work, and lead today. Topics including leading in times of crisis, creating a psychologically safe work environment, reclaiming your power when you feel professionally marginalized, overcoming fear, burnout, and habits that sabotage your productivity, and building authentic confidence. This book is the third installment in the On Purpose series published by Isha Cogborn and Epiphany Institute, focused on amplifying diverse voices in personal and professional development.

The only catch? It comes from James Huxley, owner of Huxley Farm, her brother’s best friend . . . and the last person she wants to work for. James has always played it safe, keeping his head down and doing what’s expected of him in the family business and never contemplating anything different—until now when Madison’s happiness is on the line. He’s loved her quietly for years, knowing she’s never seen him as more than an annoyance. Now that she’s back, he’s determined to change that–even if it means he can only ever be her friend. The one problem? His charming, wildly successful younger brother, Tommy, seems determined to win her over first. Then Tommy is called away on business and Madison and James are tasked with launching the dreamy farm-to-table restaurant on their own. But as the town starts meddling in their relationship, Tommy’s pursuit of Madison grows more relentless, and Madison’s fears threaten to hold her back, keeping things strictly professional becomes impossible. And when an unexpected disaster on opening night collides with a long-simmering sibling feud, both Madison and James will have to face their biggest insecurities—and decide if love is worth the risk or if some dreams are safer left untouched.

Middle Housing by Right

release date: Jan 01, 2023
Middle Housing by Right
Cities, states, affordable housing advocates, scholars, and others are looking to Oregon as the earliest adopter of statewide reform of restrictive residential zoning. Oregon''s bold new “middle housing” mandate required cities throughout the state to end the monopoly of single-family residential zoning--a monopoly borne from a century old policy preference for economically and racially segregated neighborhoods, a monopoly that undermines affordable housing reforms by inflating rent and sale prices in U.S. cities.Oregon''s new law required cities to amend their zoning codes to allow “middle housing” in residential areas that allow single-family detached housing and to remove other regulatory requirements that effectively exclude small-scale multi-family and clustered housing by increasing development costs. By requiring cities to allow middle housing, the law facilitates development of duplexes, triplexes, cottage clusters, and other forms of housing that proliferated before the widespread adoption of single-family residential zoning. This Article provides an overview of Oregon''s 2019 middle housing law, examines the subsequent administrative rulemaking, and draws lessons from cities'' efforts to amend their zoning codes to implement the new law. Drawing on theoretical and empirical research, the Article finds that Oregon''s middle housing law took significant and unprecedented steps to dismantle exclusive single-family zoning, increase the supply of affordable housing, and remove inter-neighborhood mobility barriers. The law stopped short, however, of including affordable housing mandates or incentives and did not invalidate existing restrictive covenants or common interest community governing documents that limit lots to single-family use. Moreover, a grand compromise in the administrative rulemaking effectively allows large cities to continue to permit exclusive singe-family zoning in some residential areas and potentially dilutes the middle housing mandate in master planned communities. Enforcement issues and the likelihood of litigation over perceived and actual conflicts between the middle housing requirements and local codes may also limit or delay the effectiveness of Oregon''s middle housing law. Finally, although the Oregon legislature''s broad suite of laws targeting housing affordability and equity are essential components of housing reform, absent reform that directly addresses the inequitable distribution of residential amenities across neighborhoods and the environmental and other harms caused by allowing industrial and other high-intensity land uses to be sited in and near multifamily and less restrictively zoned single-family neighborhoods, housing justice will remain unrealized.
